Si comme la majorité des français vous en avez assez des placements standards à très faible taux, il peut être intéressant pour vous de vous tourner vers d’autres solutions. En effet, il existe un secteur particulièrement rentable ces dernières années : l’immobilier locatif. Cependant, aujourd’hui, via cet article, nous allons vous présenter une autre façon d’investir dans le locatif : la SCPI. Explications.
Les avantages d’investir dans une SCPI
Avant toute chose, il convient d’expliquer ce qu’est un investissement dans une SCPI : c’est grâce à cela que vous en comprendrez les avantages ! Pour faire simple, une SCPI est une société qui achète un bien immobilier, et divise son capital en plusieurs parts. Par exemple, si le bien vaut 100 000€, il est possible d’avoir 1 000 parts à 100€. Ainsi, vous pourrez investir dans l’immobilier locatif à partir de 100€ ! Bien entendu, vous toucherez une part du loyer en adéquation avec ce que vous avez investi, c’est pourquoi nous recommandons d’acheter régulièrement des parts.
De ce fait, le grand avantage d’une SCPI, c’est qu’il s’agit d’un placement 100% passif ! Vous n’avez aucunement besoin de gérer la location immobilière, c’est la SCPI qui s’occupe de tout : recherche des locataires, gestion du bien, rédaction du bail, déclarations auprès de l’administration… Bref, vous n’avez absolument rien à faire, si ce n’est déclarer chaque année vos revenus locatifs sur votre fiche des impôts. Petit rappel : vous serez taxé sur la CSG, n’hésitez donc pas à vous rapprocher de votre centre des impôts pour mensualiser tout cela, et éviter la surprise en fin d’année.
Vous l’aurez compris, si vous souhaitez améliorer votre épargne, nous vous conseillons d’investir dans l’immobilier via une SCPI : un rendement bien supérieur aux livrets, tout en vous construisant un patrimoine sans en avoir les inconvénients.
